Landlord Rental Fees and Information                                                      

Tenant Introduction Service

  • Advise on current market conditions and advise on property preparation
  • Agree the market rent and find a tenant in accordance with client wishes
  • Provide guidance on compliance and statutory provisions and letting consents
  • Erect board with client permission
  • Provide advice on non-resident tax status implications and compliance
  • Collate relevant property information to market the property on portals
  • Conduct viewings as per client wishes
  • Negotiate offers to client satisfaction
  • Obtain references and Right to Rent check
  • Prepare and submit tenancy agreement
  • Arrange Check-in and Inventory service and (cost as per additional services/fees)
  • Receive and remit first month’s rent minus commission, finders fee (if not paid before) and any pre tenancy invoices
  • Arrange payment of deposit to landlord (unless instructed as per additional services)

Fees: One calendar month’s rent, plus VAT

Full Management Service

In addition to the points above for tenant introduction service:

  • Collect and remit rent, email monthly statement
  • Operate rent arrears procedure should rent not be received
  • Provide advice on rent arrears action
  • Arrange repairs and instruct approved contractors
  • Arrange 3 monthly inspection after tenancy commencement, thereafter 6 monthly. Prepare inspection report and email to client.
  • Advise on appropriate rent increase and serve Section 13
  • Contact landlord and tenant prior to end of tenancy to discuss renewal or termination
  • Advise Check Out procedure to tenant
  • Arrange Check Out and Inventory Service (cost as per additional service/fee)
  • Negotiate with landlord and tenant and disbursements from the deposit
  • Provide annual income summary statement

Fees: Tenant finder fee £480 payable on instruction, thereafter 10% - 15% plus VAT of the monthly rent
